Hello Colorado Springs!
OK, you’re buying a brand new home with a one year warranty. Then the question arises, “Should I get the home inspected?” We’ll let you decide…
My daughter and I used to read these kind of books when she was a toddler.
What’s under flap #1
There has been much debate over whether or not you should have your brand new home inspected prior to closing or waiting until right before the warranty runs out. We don’t believe there is a wrong answer, as long as you get it inspected, but in this case can you imagine the lint build up in this dryer vent if you waited 11 months, not to mention the fire hazard!

I always encourage buyers of brand new homes to get a home inspection. Although the Regional Building Department comes out and looks at a home to be sure it is built to code, they don’t usually check for functionality. Case in point, when I bought a brand new home in 1999, it turns out there was a gas leak in the brand new furnace. Without the home inspection, I wouldn’t be here now to tell the tale.
With so many sub-contractors working simultaneously on a home during the build, it is VERY easy to overlook things. I have found that inspections of brand new homes have more deficiencies than existing homes (which have had time to work the kinks out). Some common problems include brand new dishwasher not properly connected or drained, heating vents not connected to all registers, building materials not picked up, windows that won’t open or with stress cracks, etc. Good builders will have no problems fixing deficiencies found by a home inspector. It is absolutely worth it to have a home inspection done on a brand new home.
Deb, great point about multiple sub-contractors. With each one doing things a certain way, there is definitely a lot of opportunity for mix-ups and overlooks. I agree with everyone else, make sure to get a home inspection even with a new home.
Nice catch there my friend. I know I saw some real issues with “new” homes on more than one occasion. Keep up the good work.
Glad if any one had a good inspection. I love to hear of others getting good service. Inspectors to protect them from changes since it is involved in a real estate transaction. So advice people buy a brand new homes to get a home good inspection..
Being a certified home inspector. I would advice to inspect your home at least twice a year.
Our possession day for brand new house is supposed to be November 19, 2010. We do not trust our builder, during the construction we see a lot of problems which he does not want to fix. we want to get home inspection before possession day, but he told that nobody can come to the house before possession day. My question is can we get home inspection before we will get key from the house, or we will be able to get home inspection when we will pay the rest amount of money for the house, take possession and after that we will have to deal with a lot of problem what we see so far. It is scary.
All home builders will have no problems fixing deficiencies found by a home inspector. It is absolutely worth it to have a home inspection done on a brand new home.
No doubt about that, home inspection should be conducted irrespective of the home conditions (Old or new). Also, be aware that hiring an amateur than a seasoned professional will make you feel for it sooner or later.
This is very important to do these home tests
Mainly to save unnecessary expense later on construction defects
